CHOOSING THE RIGHT REAL ESTATE AGENT OR TEAM
When hiring a real estate agent or team to sell your home, it's essential to choose someone who is experienced, knowledgeable, and trustworthy. Here are some key factors to consider when selecting a real estate professional:
 

EXPERIENCE AND TRACK RECORD:

Look for agents or teams with a proven track record in successfully selling homes. Consider their years of experience in the industry and their specific expertise in the specific market.  An experienced agent will have a better understanding of market trends, pricing strategies, and negotiation techniques.  A good agent or team always comes prepared with industry knowledge and does their homework to be able to share statistics and information with you.
 

EDUCATION AND SKILL:

Ensure that the agent or team you choose has in-depth knowledge about the profession of being a real estate agent.  Having a background in sales and marketing can help tremendously.  As well, ask about their education.  Does the agent have any post-secondary education?  Have they attended a credited local university or one that is abroad?  Having a formal education ensures that the agent has the necessary communication skills to be able to effectively communicate with the agent on the opposite side as well as with the client and all other parties involved in the sale or purchase of the property.
 

MARKETING PLAN:

Ask about the agent's marketing plan for your home. A comprehensive marketing strategy should go beyond simply listing your property on the Multiple Listing Service (MLS). Look for an agent or a team that uses a mix of traditional and digital marketing channels, such as professional photography, virtual tours, online listings, social media promotion across multiple platforms, and open houses, to maximize exposure for your home.
 

COMMUNICATION AND AVAILABILITY:

Effective communication is crucial throughout the selling process. Ensure that the agent or team you hire is responsive, accessible, and keeps you updated regularly. They should promptly return calls, answer inquiries, and provide timely feedback after showings. Clear and open communication helps build trust and ensures a smooth selling experience.
 

PROFESSIONAL NETWORK AND TEAM:

A well-connected agent or team can tap into a vast network of potential buyers, other real estate professionals, and service providers. A good, top real estate team should be able to offer all services under one roof.  For instance, access to a contractor, home inspector, real estate lawyer, mortgage brokers/bankers, house cleaner, house stager etc.
 
They should be able to provide you with all the industry professionals under one roof to be able to take care of all your needs and help to reduce the stress levels so that the job of the homeowner is simply to find the perfect new home or to concentrate on decluttering to get their home sold.
 

NEGOTIATION SKILLS:

Selling a home involves negotiation, and you'll want an agent who is skilled in this area.
Ask if the agent has taken any negotiation courses to be able to best represent you.
Look for someone who can effectively advocate for your interests, navigate offers and counteroffers, and secure the best possible terms and price for your home. A skilled negotiator can make a significant difference in the final outcome of your sale.

Discuss the agent's fees and commission structure upfront. While it's essential to consider the financial aspect, don't base your decision solely on the commission rate.
There are a lot of agents that discount their commission however, a key point to ask the agent is what services are they including in the reduced commission?
Focus on the agent's value, expertise, and ability to deliver results rather than solely on the cost.  The old adage, ‘you get what you pay for,’ holds true in this case.  A professional team has a full marketing plan in place which they follow when they get a listing.  Often times, an agent is paying for advertising campaigns upfront before they sell the home thus, there is an upfront investment that a good team or agent makes in the listing.  A discounted agent is only focused on getting the listing and often times, does not have a marketing plan nor does he/she invest in the listing.
 

PERSONAL COMPATIBILITY:

Lastly, consider your personal compatibility with the agent or team. Selling a home can be a significant undertaking, so it's crucial to work with someone you trust, feel comfortable with, and can communicate effectively. A good working relationship can make the selling process more enjoyable and less stressful.
 
By carefully evaluating these factors, you can choose a real estate agent or team that aligns with your needs, goals, and expectations, increasing the likelihood of a successful home sale.
